A few condos are for sale at 100 East Huron in Chicago’s River North neighborhood. Here’s a review of the building and condos I’ve been in (none are my listings). Photos and details on the other condos for sale are also included.

THE LOCATION

100 E Huron is located just off Chicago’s Magnificent Mile on North Michigan Avenue. It’s on the northeast corner of Huron and Rush and occupies floors 9 through 50 of the Chicago Place Building. The building currently has a Walk Score of 92 and a Transit Score of 97. The Red Line Stop at Chicago & State is just 3 blocks away. See its interactive Walk Score Map below.

THE BUILDING

100 E Huron was built in 1991 and houses 204 condos. Its numerous amenities include: a health club with 2 exercise rooms, indoor pool, and sauna; a party room, and sundeck. The building also includes a 24 hour door person, dry cleaner, tailor, grocery store, and hair salon. Pets are ok, but there is a 2 pet limit. Valet parking in the building is leased for $240 per space per month.

When I’ve asked listing agents about the association’s financial reserves answers ranged from “at least a million” to “$3 million”. Two of the three agents mentioned that monthly assessments are going to be reduced.

THE CONDOS

Chicago Place has 2 and 3 bedroom condos. Windows are floor to near ceiling. Cooking appliances are electric. Only a very few units have a terrace. Unit numbers don’t represent which floor the condos are actually on since the numbering starts on the 10th floor. For example, unit 3505 is actually on the 44th floor. The most recent sale at 100 E Huron was unit 1605, a 2 bedroom which sold in January for $420,000.
