Condos are for sale at Ambassador House – 1325 N State in Chicago’s Gold Coast neighborhood. Here’s a review of the building and the condos I’ve previewed or shown (none are my listings) along with photos and details of the other condos for sale.

THE LOCATION

Ambassador House is located on State between Goethe and Banks just 2 blocks west of Lake Shore Drive. It’s just north of the Public Chicago Hotel (formerly the Ambassador East Hotel) and its famous Pump Room. The building currently has a Walk Score of 94 and a Transit Score of 81. THE BUILDING

1325 N State was built in 1960 with a moderism architectural style. The high-rise houses around 110 condos within its 23 stories. It has a pool on the roof and a sun deck. No dogs are allowed. Parking in the building is leased for $130/mo.

The monthly assessments for the 4 condos for sale range from $654 (1 bedroom) to $1,135 (2 bedroom). They include heat, air conditioning, water and cable TV. Listing agents have quoted financial reserves anywhere from $650K to $800K. Owner occupancy is above 80%.

THE CONDOS

Many, but not all condos have in-unit laundry. Cooking appliances are electric. None of the condos have balconies. The most recent sale at 1325 N State was 12B, a 2 bedroom which sold in April for $640,000.
