Vintage co-op apartments are for sale at 1430 N Lake Shore Drive in Chicago’s Gold Coast. Here’s a review of the building and the apartments I’ve previewed or shown (none are my listings) along with photos and details of the other apartments for sale.

THE LOCATION

1430 N Lake Shore Drive is between Schiller and Burton in the north part of the Gold Coast. Chicago’s Lakefront is just on the other side of Lake Shore Drive. Lincoln Park is less than 2 blocks to the north. 1430 N Lake Shore Drive currently has a Walk Score of 86 and a Transit Score of 85. It’s less than a 1/2 mile from the Red Line Stop at Clark & Division. See its interactive Walk Score Map below.

THE BUILDING

Built in 1928 the neo-gothic style high-rise houses 23 apartments on 23 floors. The building has an exercise room, bike room and storage. Leased parking is available next door. Utilities included in the monthly assessments include: air conditioning, cable TV, heat and water.

The door staff operate the elevator 24/7. A woman I know who used to live in the building liked being able to ask the staff what time her family members came home at night.

As is typical with co-ops, an application and interview with the co-op board is required. A minimum down payment of 30% is required.

THE CO-OP APARTMENTS

1430 N Lake Shore Drive includes 2, 3, and 4 bedroom full floor apartments. Styles vary from vintage to more contemporary. The floor plans are fairly linear stretching from the front of the building to the back. All of the units have in-unit laundry. Some of the apartments have gas cooking appliances, others have electric. The most recent sale was unit 17, a 4 bedroom that sold in March for $3,200,000.

    Floor Plan
    14 is the only apartment in the building with a terrace (see photo below). The terrace is accessible from both the master bedroom and library. Views are to the east (lake), northeast (lake) northwest (Lincoln Park) and west.

    In Neil Harris’ book “Chicago Apartments – A Century of Lakefront Luxury” there is a floor plan of a typical apartment in 1430. In plan, the building is shaped like a dumbbell. As you would imagine, the LSD side contains the Living and Dining Rooms, as well as the Library, passenger and freight elevators, kitchen, entrance gallery and one family bedroom facing the air shaft. The 4 other family bedrooms are at the west end of the dumbbell. In between is a hallway connecting the two ends, the exit stair and bedrooms and a bath for 2 staff. Originally, there were 5 family bedrooms and 4-3/4 baths.

    There is also great picture from when the building first went up, without high rises to either side of it. You get a sense of just how skinny 1430 is. It is on the site of the former James Deering house and was designed by Robert S. DeGolyer, who designed many luxury apartment buildings in Chicago, including 1242 N. LSD, the Marlboro in Lincoln Park and the Powhatan in Hyde Park.
