Today I showed a buyer 2 bedroom condos in the Rogers Park and Edgewater areas of Chicago and in the suburb of Oak Park. I won’t spend much time on the condos in Rogers Park since I wrote about Rogers Park on Friday. There were several nice choices. I was impressed by the sound proofing in a condo conversion on Lunt Ave. It’s one building away from the “L” red line, but you barely hear the trains pass by.
We looked at 4 different condos in Edgewater, a couple of high-rises on Sheridan and a couple smaller courtyard condos farther west. Edgewater is just south of Rogers Park with the dividing street being Devon. Like Rogers Park, Edgewater is bordered on the west by Ridge Ave which turns into Ravenswood Ave. The southern border of Edgewater is Foster Ave. The area of Edgewater contains the Lakewood Balmoral neighborhood along with most of the Andersonville neighborhood.
You’ll get a little less for the money in Edgewater than in Rogers Park. In 2005 the average sale price for 2 or less bedroom condos in Edgewater was $202,099 while the average in Rogers Park was $191,289.1What you get in return is being closer to the rest of the city and a very vibrant commercial district along Clark St.
