THE LOCATION
2440 N Lakeview Ave is located 1 block north Fullerton Parkway along the park. The building is situated across the street from the North Pond Nature Sanctuary. The building currently has a Walk Score of 88 and a Transit Score of 78. The Red Line Stop at Fullerton is less than 0.8 of a mile away just east of Fullerton & Sheffield. THE BUILDING
2440 N Lakeview is a vintage co-op building that is one of Chicago’s North Side Historical Landmarks. Built in 1926 this Tudor Gothic style high rise houses 96 spacious apartments within its 18 stories. The building is divided into 3 tiers. The A & B tier is located at the front of the building where most of the units have front views of the park and the higher floor units getting sweeping views of the lake.
The beautiful lobby extends to the back of the building and is crafted with rich paneled wood and coffered ceilings. As you walk to a selected tier of elevators along the way you’ll find stone fireplaces, high wingback chairs and alcoved seating areas overlooking the manicured gated courtyard.

It is a well maintained high service oriented building. Aside from previewing the apartments I enjoyed my time visiting with Victor the doorman who goes beyond the call of duty to service the residents. The monthly assessments include: 24/7 doorman, on-site engineer, mail delivered to your front door, trash collected from your back door twice a day, water, heat, exterior maintenance, exercise facilities with an available trainer, TV cable & internet. The building has its own indoor self-park garage with over 250 spaces and room for guest parking. No dogs are allowed, only cats.
The building has a landscaped roof top deck with sweeping views of the lakefront. It’s also equipped with lovely patio furniture and a grilling station which is very well maintained.

THE CO-OP APARTMENTS
Each apartment shares an elevator foyer with the unit next door. . These apartments are very spacious with large dining and living room areas. Styles do vary from original vintage to more updated contemporary make-overs. Unlike many other vintage buildings disposals, in-unit washer & dryers and gas ranges are allowed.
This last unit sold was 3E, a 2,200 sq ft 3 bedroom. A parking space was included and closed in May 2013 for $475,000.
