Prices for 3 bedroom condos for sale in downtown Chicago’s Loop neighborhood may start around $300,000, but over half of them are priced above $1,200,000. In 2012 the median sale price was $912,500. In 2011 and 2010 it was $656,000 and $1,021,998.*
The number of choices dropped over the past 4 years. This year the inventory has been fairly flat ranging between 59 and 65 units. Back in 2008 the inventory was also fairly flat, but ranged between 139 and 149 units for sale. So there are less than half the number for sale now compared to 2008! Sizes of Loop 3 bedroom condos range from 1,400 SF to a median size of around 2,000 SF to 4,000 SF or more. Styles range from mid-century to contemporary.
There are actually more 3 bedroom condos for sale in the Loop with 3 or more bathrooms than there are with 2 1/2 bathrooms. In the $1,700,000 and above price range expect a minimum of 3 full bathrooms.
The overwhelming majority have a garage space. However, it is often not included in the price.
Besides having more space than 1 and 2 bedroom condos the Loop’s 3 bedroom condos typically have the preferred views for a building. Those on or close to Michigan Avenue or Randolph Street east of Michigan Avenue have great Millennium Park and lake views!
