The condos have electric appliances. They do not have balconies, garbage disposals, washers & dryers nor allow water filled furniture. However,the extremely bright & clean laundry room is located on the 20th floor and has beautiful lake and city views from the large picture window. The last unit sold in the Darian was unit 1413 which is a Jr 1 bedroom unit that shas been updated and sold in July 2016 for $150,000.
3100 North Lake Shore Drive was built in 1951 and converted to condominiums in 1979. The Darien houses 222 condos and a roof top deck within its 21 stories. The building has 24-hour door staff, resident engineer, site manager & professional management services.
The building is designed with 8 to 10 units per floor. Each floor shares 2 passenger elevators and 1 service elevator. The building is comprised of the following; 18% are 2 bedrooms, 58% are 1 Bedrooms, 24% are studios with a couple of unique sized units that have been combined and redesigned over the years. The building is not FHA Approved, but pet friendly.

The amenities include on-site dry cleaner, card operated coin-laundry, exercise room, hospitality room, sundeck with unobstructed lake views, storage lockers and vending machines. Those services along with water, cable TV including in-house information, central heat, individual unit air conditioning, and telephone intercom with lobby door entry system require monthly assessments which range from $237 to $901.
There is a wait list for one of the 91 parking spaces in the indoor heated garage. However, there is nearby public parking on the next block at the Hallmark Building at 2960 North Lake Shore Drive which will lease an indoor space.

Although the condo association is not partial to special assessment fees they did have one a few years ago. Some of the recent completed projects include: elevator modernization, hallway air conditioning, replacement of the roof top sun deck, installation of a new boiler heating system, complete replacement of all the windows and lobby updating.
