THE LOCATION
3150 N Lake Shore Drive is located just south of Belmont in East Lakeview. The building currently has a Walk Score of 88 and a Transit Score of 75. The Red, Purple and Brown Lines are less than 0.8 miles away just east of Belmont and Sheffield. See its interactive Walk Score Map below.Â
THE BUILDING
3150 N Lake Shore Drive was built in 1963 and houses 204 condos within its 38 stories. The building has a staff of 30 including 24 hour door persons, maintenance staff, valet parking attendants and receiving room staff that deliver packages to units. All that service along with heat, central air, water, cable TV and high speed Internet are part of the monthly assessments.Â
The building design provides a high degree of privacy. The 6 tiers (A thru F) are organized around 3 pairs of elevators so each condo shares an elevator foyer with only one other condo. There are 6 units per floor which are comprised of four 2-bedroom and two 3-bedroom units.

3150 N Lake Shore Drive has an outdoor pool with tables and grills located on the 3rd floor. There is a 360 degree view of lake and city from the roof top sun deck. In the basement there is a spacious hospitality room, childrens’ play area, library, coin laundry, and exercise room. Pets are not allowed in the building. Parking in the building is leased for $160 per month, which includes a weekly car wash and guest parking.
Different listing agents give different impressions of the condo association’s finances. One told me that the association has “lots of money”. Another shared that a special assessment for tuckpointing, garage roof repair and other items was recently assessed. The monthly assessments for the 5 condos I recently showed from $942 to $1,044. THE CONDOS
Kitchens have their own garbage chutes. Cooking appliances are electric. A few condos have in-unit laundry, but it can no longer be installed. Condos do not have balconies.The most recent sale at 3150 N Lake Shore Drive was 12C, a 1,650 sq ft updated 2 bedroom unit with lakeviews that sold in June 2013 for $309,000.

The building is very well managed and kept up beautifully. They have a lovely pool and sun deck and it is across the street from Belmont Harbor with all of the parks, running paths etc. It is also right on the 151 bus stop.
