THE LOCATION
3470 N Lake Shore Drive is located 3 blocks south of Addison in East Lakeview and looks over Belmont Harbor. The building currently has a Walk Score of 91 and a Transit Score of 73. The Red Line Stop at Addison is less than 0.8 miles away just east of Addison & Sheffield. See its interactive Walk Score Map below.
THE BUILDING
3470 N Lake Shore Drive was built in 1968 and houses 59 condos within its 28 stories. It has a roof top pool & deck along with a party room and exercise room. Being a smaller high rise it doesn’t have a door person, but recently added a new video phone security system. Each unit can view the entry, the garage and connect to the police if necessary. Like many Lake Shore Drive high rises in this area dogs are not allowed. The building recently had a special assessment for work on windows, sliding glass doors, tuckpointing, the boiler, the lobby and the elevators. One of the listing agents I’ve talked with estimated that there are approximately $600K in reserves.
The building design provides a fair degree of privacy. There are a maximum of 3 units per floor. The 3 bedroom units are located on the higher floors 21 through 26 and do not come on market very often. The last unit sold was unit 8B, a 1,000 square foot 1 bedroom which sold for $290,000 in May 2013. Parking in the building is leased for $189/month, which provides 1 car wash per week and guest parking is free of charge.

Cooking appliances are gas. Most condos have in-unit laundry. All condos have at least one balcony. The most recent sale at 3470 N Lake Shore Drive was 25A, a 3 bedroom 2,200 sq ft unit which sold in November 2012 for $395,000.
