3500 North Lake Shore Drive co-op apartments for sale

A few vintage co-op apartments are for sale at 3500 N Lake Shore Drive in Lakeview. Here’s a review of the building and co-op apartments I’ve previewed or shown (none are my listings) along with photos and details of the other co-op apartments for sale.

THE LOCATION

3500 N Lake Shore Drive is located 2 blocks south of Addison on the northwest corner of Lake Shore Drive and Cornelia. It’s across from Belmont Harbor. THE BUILDING

3500 N Lake Shore Drive was built in 1927. The beaux-arts vintage high-rise houses 60+ co-op apartments in its 17 stories. The building has a exercise room, party room, roof deck, large individual storage rooms and a children’s playroom complete with a small kitchen. Dogs are ok, if they weigh 40 lbs. or less.

One owner I’ve talked with said she really enjoys Friday evenings on the roof deck in warm weather when residents gather for drinks and grilling. Another owner I’ve talked with has lived in the building for 30 years and said there are many other longtime owners.

Each elevator foyer is shared by only 2 apartments. The A and B tiers are on the west side of the building and the C and D tiers are on the east side. The building doesn’t have any parking, but many owners have rental parking at 3450 N Lake Shore Drive or 3600 N Lake Shore Drive.

Some real estate sites incorrectly refer to this building as a condo. It’s a co-op which is an entirely different type of home ownership. Potential owners must be interviewed and submit a credit report and letters of reference. The minimum down payment for 3500 N Lake Shore Drive is 30%. I’ve been told by one of the owners that monthly assessments are expected to drop over 20% in 2016 when a loan will be paid off.

THE CO-OP APARTMENTS

They’re big! The smallest one I’ve seen has 2,400 SF. Cooking appliances are gas. Many have in-unit laundry. Only 3 have terraces. The most recent sale at 3500 N Lake Shore Drive was 3D, a 3 bedroom 2,500 sq ft apartment with park & lake views that sold in December 2012 for $295,000.
