3520 N Lake Shore Drive is located south of Addison between Cornelia & Brompton Ave in East Lakeview and looks over Belmont Harbor. The building currently has a Walk Score of 88 and a Transit Score of 80. The Red Line Stop at Addison is less than 0.5 of a mile away just east of Addison & Sheffield. 3520 N Lake Shore Drive is a classic Neo-Georgian style vintage designed by famed architectural firm of Rissman & Hirschfield. It was built in 1926 and originated as luxury apartment rentals then became a condominium in January of 2006. The 3520 building houses 118 condos within its 12 stories and is adjoined with 2 additional addresses such as 3530 and 3543 which have separate condo associations.
The grand entrance is lush with vintage architectural detail such as: coffered ceilings, ornamental plastered moldings and surrounded by a baluster lined mezzanine. The outdoor spaces are unique as they are 2 enclosed courtyard patios, one on each side of the hallway entrance into the lobby.
The amentities include a coin laundry room, a small convenience store & shoerepair shop, ATM, valet and cleaners.
I was told that a new fittness center is coming to the building in 60 days.
Being a smaller high rise it doesn’t have a door person, but has video security system. The building does have an on-site manager, building engineer and maintenance personnel who are both friendly and helpful. There isn’t any parking in the building but there is nearby garage rentals such as 3470 Lake Shore Drive or around the corner on Cornelia.
One of the listing agents I’ve talked with said the reserves are strong and are estimated at $900,000. The hallways are expected to be updated next year.
It is a pet friendly building and the dogs love the Belmont Harbor dog beach across the street.
Cooking appliances are gas. Not all condos have in-unit laundry. The units have high ceilings and hardwood floors. Forty eight of the 118 units have lake views. The monthly assessments in this building range anywhere from $495.00 to $1,250.
The most recent sale at 3520 N Lake Shore Drive was 3N, a rehabbed 2 bedroom, 1 bath unit that sold in May 2013 for $245,000.
