3534 Lake Shore Drive - Brompton Entrance
THE LOCATION
3530 and 3534 N Lake Shore Drive is located south of Addison on Lake Shore and north of Brompton Ave in East Lakeview and looks over Belmont Harbor. The building currently has a Walk Score of 94 and a Transit Score of 80. The Red Line Stop at Addison is less than 0.5 of a mile away just east of Addison & Sheffield. THE BUILDING
3530 & 3534 N Lake Shore Drive is a classic Georgian style vintage designed by famed architectural firm of Rissman & Hirschfield. It was built in 1922 and originated as luxury apartment rentals then converted to condominiums. The elevator building houses 166 condos in total within its 12 stories. They are adjoined to 3520 N Lake Shore Drive,and share the same condo association and Board.
The amentities include a coin laundry room, a small convenience store & shoe repair shop, ATM, valet and cleaners. I was told that a new fitness center is on it’s way.
Being a smaller high rise it doesn’t have a door person, but has a video security system. The building does have an on-site manager, building engineer and maintenance personnel who are both friendly and helpful. There isn’t any parking in the building but there are nearby garage rentals such as 3470 Lake Shore Drive or around the corner on Cornelia.
It is a pet friendly building and the dogs love the Belmont Harbor dog beach across the street.

THE CONDOS
Cooking appliances are gas. Not all condos have in-unit laundry. However, you can install a washer & dryer in the unit once reviewing the plans with the building engineer. The units have high ceilings and hardwood floors. Some of these units have been meticulously restored.
3530 Lake Shore Drive - Unit 8B Foyer & Hallway
The most recent sale at 3534 N Lake Shore Drive was 2C, a 2 bedroom 1 1/2 bath 1800 sq ft unit which sold in April 2013 for $290,000.
The most recent sale for 3530 N Lake Shore Drive was 8B, a 2 Bedroom 2 bath 2000 sq ft unit with lake views sold in October 2012 for $490,000.
