THE LOCATION
3800 N Lake Shore Drive is located on inner Lake Shore Drive at Grace just one block south of Irving Park in East Lakeview. The building currently has a Walk Score of 88 and a Transit Score of 77. The Metra is 0.8 miles away just west of Sheridan Rd. See its interactive Walk Score Map below.
THE BUILDING
3800 N Lake Shore Drive was built in 1925 and houses 92 condos within its 17 stories. It’s a Tudor Gothic vintage building that is a prestigious landmark.
The building is highly secured even though it does not have a doorman. The building also has an on-site manager along with a maintenance staff that provide various services such as picking up trash and delivering mail to units twice a day. All that service along with heat, water, cable TV and high speed Internet require monthly assessments that have an estimated range of $800 to $2,000.
3800 N Lake Shore Drive is an elevator building with a sundeck and common garden patio area for grilling. The building also has a coin laundry, and a party room. Pets including large dogs are allowed. The building has an attached garage, and parking is leased for $170 per month. There is also plenty of room for guest parking. Residents and agents alike have told me that the association has very good reserves.
THE CONDOS
Cooking appliances are gas. There are still a number of window air conditioners in the building. However, many of the renovated units have converted to central air. Most of the tiers have 2 units per floor and an elevator with the exception of the A tier units that have private elevators.
Washers and dryers are allowed in the units. The units have fireplaces and elegant gallery foyers with barrel coved ceilings. The most recent sale at 3800 N Lake Shore Drive was unit 6A that sold for $1,075,000 in April 2013. It’s a 3 bedroom that is 3,500 sq ft unit with beautiful lake views.
