399 W Fullerton Parkway is located at N Lakeview Ave and 3 blocks west of the Fullerton Lake Shore Drive exit. The building is situated across the street from the North Pond Nature Santuary and around the corner from Lincoln Park’s Conservatory. The building currently has a Walk Score of 91 and a Transit Score of 78. The Red Line Stop at Fullerton is less than 0.7 of a mile away just east of Fullerton & Sheffield. 399 W Fullerton Parkway is a vintage co-op building that is one of Chicago’s 300 Historical Landmarks. Built in 1927 this Renaissance style high rise houses 32 spacious apartments within its 17 stories. It was designed by McNally & Quinn who were architects known for designing premier co-operative buildings in the area.
It is a well maintained and full service building. As a guest I enjoyed being escorted up to the units by the gracious doorman who shared some of the history of the building. The monthly assessments include; a doorman, engineer, water, heat, exterior maintenance, scavenge service, exercise facilities and TV cable. The monthly assessments averages around $3,000 and up which feed into the reserves which are solid from what I’ve been told.
THE CO-OP APARTMENTS
Each apartment shares an elevator foyer with the unit next door. These apartments are spacious with large dining and living room areas. The units on the East tier are 3,300 sq ft and the West tier are 3,000 sq ft. Styles do vary from vintage to more updated contemporary styles.
Aside from being in the National Registar of Historical Places a few of these apratments have been featured in other publications such as; Elle Decor and a past publication of Baird & Warner’s book ” A Portfolio of Fine Apartment Homes to name a few. The apartments have nice views of the park, the drives, the lagoons and gardens of Lincoln Park. The higher units have unobstructed views of the lake. The building is pet friendly.
This last unit sold was 5W, a 3,000 sq ft 3 bedroom unit that closed for $900,000.
