415 W Aldine is located 2 blocks north of Belmont and the 2nd building in from Lake Shore Drive near Belmont Harbor in East Lakeview. The building currently is considered a Walkers Paradise with a Walk Score of 92 and a Transit Score of 79. Several CTA bus lines are less than a block away. 415 W Aldine is a pre war vintage that was built in 1927 as a co-op. During the depression the building is reverted to a rental and converted into condominiums in 1972. It was designed by renowned Chicago architect, David Saul Klafter. As the building has been upgraded over the years keeping up with current standards it has maintained it’s original vintage architectural details throughout.
It houses 60 condos within its 17 stories with 3 full service elevators. The building has Resident Engineer Site Manager and professional management services.
The amenities include laundry room with lockers, party room, large private storage lockers, receiving room, telephone intercom & electric door release, as well as security video cameras.
Those services along with, water, cable, high speed internet, heat, and garbage & recycling picked up at your back door require monthly assessments that range from $700 to $1,000.
According to an agent the building is financially strong with good reserves and no special assessment fees coming. The agent also went on to say that the monthly assessments are running stable.
The 60 condos in the building are large 2 and 3 bedroom units with only 2 apartments at each elevator lobby. The building is pet friendly.
There is parking across the street with fees ranging from $150 to $200 per month.

The condos feature vintage architectural details such as barrel-vaulted ceilings, hardwood floors, expansive living room and dining rooms and large cedar lined closets. Many units have retained the butler pantries. Some units have space pac air conditioning while most have window units. They do not have balconies or in-unit washers & dryers.
The most recent sale at 415 W Aldine was unit 12D, 2 bedroom 2 bath unit that sold in April 2013 for $361,500.
