421 W Melrose built in 1929 houses 77 condos in 21 stories. It has a 24 hour door person, exercise room, and roof deck. The elevator foyers on each floor are shared by 2 condos at most. B and C tiers are on the east side of the building. A and D tiers are on the west side. A small portion of the condos have deeded parking. Pets are ok. According to one of the listing agents, the building has $400K in reserves and has set a goal to have $1M in reserves in the next year. A special $1M assessment was recently assessed to pay off $500K in debt and make safety and cosmetic upgrades.
Unless otherwise noted, these vintage condos have window air conditioners and in-unit laundry. Some have Space Pac air conditioning. Cooking appliances can be gas. None of the condos have balconies. Second exits from all condos are close to a service elevator and a stairway. Many of the condos have the original herringbone hardwood floors and the original large cedar closet just off the living room.
