A Tale of 2 Home Inspections

Home Inspection A couple of weeks ago, my buyers for a house in Naperville had a home inspection. What appeared to be a house in need of exterior painting turned out to be a house with a rotting exterior. The total estimate for repairs needed was $26,000! The sellers only offered a $2,500 credit. My buyers wisely passed. Their investment of $350 for a home inspection saved them thousands of dollars!

The same week, other buyers had a home inspection for one of my listings in the Aurora area. The home inspector reported that the check valve on the sump pump injector was installed backwards. My seller arranged for it to be reinstalled, but when the plumber arrived and inspected the check valve he was adamant that it was installed correctly. I was there and plumber not only showed me that the arrow on the injector was pointing in the correct direction, but explained how the check valve worked.

A home inspection is one of the best investments home buyers will make. However, home inspectors do make mistakes now and then.

Hi, Fran:

I enjoy your blog. I’m a real estate writer here in Chicago, and I’m amazed at how many agents pass up the chance to operate a locally centered blog.

I can vouch for the home inspectors. We were considering a house about two years ago until our inspector found extensive termite damage and evidence of foundation trouble. Needless to say we passed up that house.

Although, inspectors are not infallible. Our current house passed its inspection with flying colors. Unfortunately, after the first heavy rain storm of the summer, our basement flooded. Now, this was a VERY heavy storm. Still, we were disappointed.

Ah, well, as you say, no one is perfect.

Long ago before I was a Realtor, I bought a house without a professional home inspection. Within a month, I had a plastic garbage can at the bottom of my stairway catching the water coming through my rotted roof.

i thought that you had to have home inspections before you buy any house but i guess its just for new homes

Home buyers should have a home inspection for any home they buy regardless of whether it is new or not.
