On Sunday I showed 2 and 3 bedroom condos in the Uptown and Rogers Park areas of Chicago. In the afternoon my buyers and I walked 3 blocks from my car to a 3 bedroom condo in 90 degree heat. We looked forward to stepping inside to cool off. Instead we found a condo with air conditioning that wasn’t turned on. We didn’t stay long in the home.
We then walked 4 blocks to the next condo. The foyer and unit were nice and cool. My buyers spent extra time there and made the condo one of their top two choices.
In the winter buyers can keep their coats on in a cool house. In the summer air conditioning (that’s on) is a must. Pinching pennies on air conditioning when your home in on the market can cost you big dollars.

i live in uptown, in an apartment with no air conditioning. i’m guessing that wasn’t the problem with the condo you visited.
even on sunday, which wasn’t a particularly hot day in uptown, there’s no way anyone could have walked into my apartment and said “yes, i like this stuffy, hot, little brick oven of a home.” fortunately, i’m not trying to sell the place.
how do sellers and sellers’ agents not understand that turning off the air will turn off their prospective buyers?
