Attend Your Home Inspection

Yesterday two couples I’ve been working with had home inspections done on the homes they intend to buy. Both couples also attended the home inspections which I recommend, if at all possible. Attending a home inspection is a great way for buyers to learn about their future residences. Good home inspectors will take the time to answer buyer questions and point out components that buyers will need to maintain.

Can’t agree more, Fran. Home inspections uncover the ugly truths about homes such as (1) new construction condos not built to code (which happens a LOT!), (2) existing homes barely functioning on overloaded electrical systems, or (3) pest problems.

If nothing else, paying $250 for a home inspection can give the buyer negotiation leverage. If the inspection uncovers structural problems that carry high repair costs, the seller is almost backed into a corner and has to fix it PRIOR TO CLOSE — every inspector will find the same problem!

That can save a home buyers thousands of dollars.
