Last Saturday a couple of my buyers attended their home inspection. The next day they went furniture shopping and realized they needed some measurements of the house before they could decide on the new furniture. The sellers graciously agreed to let my buyers come back to the house today to take measurements, but it’s an extra trip for the buyers. I should also note that not all sellers are so accommodating.
So from now on, I will recommend that my buyers bring a tape measure to their home inspections. It will save them a trip back to the home and let them plan ahead how to arrange their existing furniture or determine what size new furniture will work in the space.
Those who really like to plan ahead might even consider bringing a tape measure when viewing homes. I’ve had buyers discover that room dimensions were not exactly as advertised.

It’s always the little things that trip you up. Tape measures are vital.
To follow up on your tip above, here’s a trick – take the measurements of your existing furniture and then take some newspapers to the new house (works better if it’s vacant). Then place the newspapers where your furniture will go. I have found that this helps my clients visualize the actual space that furniture will take up.

I supply my clients with a 16 ft measuring tape that also has a level built in. This has proven to be very useful in sizing things up.
