Buyer Agents have the Same Responsibilities for New and Resale Sales

Yesterday a buyer and I did a final walkthrough of the condo she is buying in the Prairie District of the South Loop. Towards the end of the walkthrough the builder’s representative commented to me that in her experience many buyer agents don’t attend their clients’ walkthroughs. In fact, she mentioned that many buyer agents seem to vanish once the sales contract is signed. She often has buyers contacting her asking for help on a variety of items that their agents should be helping them with such as recommending a home inspector.

Since the builder’s support staff is there to provide service to the buyers, I guess some agents think it’s ok to pass off their responsibilities to the staff. However, I don’t think that’s in the clients’ best interests. Do you really want the builder recommending a home inspector? How objective can that inspector be?
