Home Sellers, Can Your Windows Pass the Test?

House with Windows That Didn't OpenOn Saturday I showed a house in Mount Prospect listed at $665,000 (shown left). During the showing my buyer did what I often see buyers do, she opened a window. I should say, she tried to open a window. Then I tried to open a window, and another and another. None of them would budge in the slightest. My buyer concluded that she would have to replace all the windows in the house. This along with some other features that didn’t meet her needs led her to drop the house from consideration.

Later that day the listing agent’s assistant called me for feedback on the house. I mentioned the windows. She talked to the owner and told me that the owner doesn’t open the windows, but that they do open. She suggested that perhaps they just needed some WD-40 oil.

Opening windows is one of the most common “tests” that I see buyers perform when viewing a home. Home sellers, make sure that all your windows can pass.

Good point about the windows. When showing a home, as much as possible, all features and accessories should be functional. Windows that open are just commmon sense, but you would be surprised at how often this is overlooked.
