Satellite maps show you what surrounds the property.</p>
<p>The house on the left in this &#8220;birds-eye view&#8221; is a house in <a href="http://www.chicagometroarearealestate.com/category/chicago-suburbs/barrington-area/">Barrington</a> some of my buyers wanted to see until I reminded them to take a peek at the satellite view. They want a medium to large size yard and this view shows a house that clearly doesn&#8217;t have that. The neighbor&#8217;s house to the right is definitely too close for the amount of privacy my buyers want.</p>
<p>Such views help you identify homes next to railroad tracks, water towers, commercial developments, etc. Even if you&#8217;re looking for a condo, it&#8217;s helpful to see what buildings surround it.</p>

			<content:encoded><![CDATA[<p></p><p>Last night I reviewed market statistics for house sales in <strong>Barrington</strong>. A friend of mine who owns a house in Barrington is wondering if she should sell her home now.</p>
<p>The median sale price<sup>#</sup> for houses in Barrington for the last quarter of 2008 dropped 27% from the same period a year earlier from $642,500 to $471,250! This is a sharp drop from 3rd quarter 2008 when the median house sale price dropped 6% from the same period a year earlier from $675,000 to $634,000. </p>
<p><strong>So there are buying opportunities in Barrington where home values have appreciated well above national levels.</strong> As shown in the chart from <a href="http://www.zillow.com/"><strong>Zillow</strong></a> below, house and condos values have more than doubled in Barrington in the last 10 years, even with the big pullback last quarter!</p>

			<content:encoded><![CDATA[<p></p><p><img src="http://www.chicagometroarearealestate.com/images/Foal.jpg" align=left width=50% hspace=5 alt="Barrington is known for its horse farms." />Yesterday I showed houses in <strong>Barrington</strong>. The drive to one home took us past some of Barrington&#8217;s horse farms. The scenery was beautiful especially with the leaves now turning!</p>
<p>The market view for Barrington home buyers depends on what end of the market you look at. When comparing the median sale price for Barrington houses for the last 6 months to the same period for the previous year, the median sale price is down 5% from $662,750 to $629,000.<sup>*</sup> However, the average sale price is up 1.2% from $755,277 to $764,436!</p>
<p>The divergence of median sale price and average sale price is partly due to the increase in home sales above $2M this year. During the same period last year only 4 houses in Barrington sold for above $2M. In the last 6 months 8 houses have sold above $2M, one for over $5M!</p>
<p>The number of houses sold is down over 10% with 204 sales in the past 6 months and 228 during the same period a year earlier.</p>

			<content:encoded><![CDATA[<p></p><p><img src="http://www.chicagometroarearealestate.com/images/BarringtonEggHarborCafe.jpg" align="left" hspace=5 width=50% alt="Egg Harbor Cafe in Barrington" />After a photo shoot for a new listing this morning, I took a friend out to lunch for her birthday in <strong>Barrington</strong>. Being an affluent suburb, Barrington has a lot of nice restaurants. </p>
<p>She picked the local <a href="http://eggharborcafe.com/"><strong>Egg Harbor Cafe</strong></a> shown left. Egg Harbor Cafe is a chain of 12 restaurants serving breakfast and lunch.  They are located in northern and western suburbs of Chicago. </p>
<p>Looking over the list of locations which includes <strong>Wheaton</strong>, <strong>Elmhurst</strong>, and <strong>Glenview</strong>, I realized that an Egg Harbor Cafe in a town is a pretty good indicator that real estate prices are on the higher side there. </p>
<p>If you go there for lunch, try the <strong>Door County Melt</strong>. It&#8217;s chicken salad blended with dried cranberries, toasted pecans, and diced apples grilled on multigrain bread with Jack and Cheddar cheeses and served with potato pancakes. The humble abode shown is certainly not your typical Barrington property. However, I was especially struck by the for sale by owner sign in front of it. 6 bedrooms &#038; 4+ baths??? </p>
<p>Then I realized the sign was for the home set far back on the property. From a listing agent&#8217;s perspective, I would have no idea how to adjust the price for this additional feature! <img src='http://www.chicagometroarearealestate.com/wp-includes/images/smilies/icon_smile.gif' alt=':)' class='wp-smiley' />

			<content:encoded><![CDATA[<p></p><p>Yesterday I worked on a market analysis for a home in <strong>Lake Barrington</strong> which is one of the 6 towns in the Barrington Area. Below are average sale prices<sup>1</sup> over the past year for 3 and 4 bedroom houses in those towns. Waterfront homes are excluded. What I find most interesting is that all of the Barrington towns have higher average sale prices than Barrington itself with the exception of Port Barrington. The significantly lower prices for Port Barrington can be attributed to the fact that Port Barrington didn&#8217;t have Barrington in the name until a couple of years ago. It was formerly called  Fox River Valley Gardens. It also isn&#8217;t included in the Barrington High School District.</p>

			<content:encoded><![CDATA[<p></p><p>Last night I started a marketing analysis for a 2 bedroom house in <strong>Lake Barrington</strong>. The house could either be a great starter home or weekend getaway. It&#8217;s a short walk up the road to the <strong>Fox River</strong> where the property owner has rights to dock a boat.</p>
<p>My dilemma is what home staging suggestions to give the owner. The home is immaculate. It couldn&#8217;t be cleaner or more organized. It&#8217;s also filled with antiques that give the home tremendous warmth and charm. It might look more spacious with the removal of some of those items, but they contribute much to the look of a country getaway. I&#8217;m going to have to ponder making the home look more spacious vs. not taking away from the warm, comfortable appeal.<strong>Similar Posts:</strong>

			<content:encoded><![CDATA[<p></p><p>I spent part of today showing houses priced between $500K and $700K in <strong>Deer Park, Barrington </strong>and <strong>Barrington Hills </strong>to an executive relocating here for a position in the northwest suburbs. </p>
<p>A home I showed in Deer Park is on a lot just under 1 acre which is considered small by Deer Park standards! Typically, lots there are 1 acre or more. Deer Park is also different from other suburbs in that you won&#8217;t see a lot of fences.  The village wants to maintain an &#8220;open look&#8221; and &#8220;country characteristics&#8221;.
