			<content:encoded><![CDATA[<p></p><p><img src="http://www.chicagometroarearealestate.com/images/NorthernForestPark.png" width=346 height=165 align=left hspace=5 alt="Northern Forest Park" />Today a woman called me about selling her condo in <a href="http://www.chicagometroarearealestate.com/category/chicago-suburbs/forest-park/">Forest Park</a>. It&#8217;s at The Residences of The Grove, a newer condo development just north of I-290 and next to the Blue Line.</p>
<p>As I&#8217;ve <a href="http://www.chicagometroarearealestate.com/northern-forest-park-walking-distance-to-downtown-oak-park/">written before</a>, I think the portion of Forest Park north of I-290 has a lot going for it. Homes in most of that area are walking distance to both downtown Forest Park and downtown <a href="http://www.chicagometroarearealestate.com/category/chicago-suburbs/oak-park/">Oak Park</a>. There are plenty of transportation options with I-290, the Metra, Green Line and Blue Line.</p>
<p>The same can be said of the area of Oak Park just east of Forest Park. However, housing in that area is definitely more expensive! The median sale price for northern Forest Park condos for the past 3 months was $149,900.<sup>*</sup> In the neighboring part of Oak Park it was $179,000, 19% higher. The difference for houses is far greater! The median northern Forest Park house sale price was $236,250. In the neighboring part of Oak Park it was $416,500, 76% higher! </p>

			<content:encoded><![CDATA[<p></p><p>Last night my new listing agent and I met with a seller in <a href="http://www.chicagometroarearealestate.com/category/chicago-suburbs/forest-park/">Forest Park</a>. After the meeting, we had dinner in downtown Forest Park at <a href="http://www.miafrancesca.com/restaurants/fiore/">Francesca&#8217;s Fiore</a> and discussed ideas for marketing the home. We&#8217;re both big fans of the Francesca&#8217;s chain of Italian Restaurants in the Chicago area, but neither of us had eaten at the one in Forest Park at 7407 W. Madison.</p>
<p>We weren&#8217;t disappointed. The restaurant had great ambiance. I had two of my favorites: the asparagus, blue cheese &#038; tomato salad followed by rigatoni all verdure (rigatoni with a variety of vegetables). I&#8217;m not a big wine fan, but the wine my listing agent picked, Volpi Barbara, was pretty good too.</p>

			<content:encoded><![CDATA[<p></p><p><img src="http://www.chicagometroarearealestate.com/images/PlantFromSeller.jpg" align=left width=15% hspace=5 alt="Plant from Seller to Buyers" />This morning I arrived at a final walkthrough in <strong>Forest Park</strong> a few minutes before my  buyers. Not only had the sellers taken care of all the issues from the inspection report, but the colorful plant shown left was in the kitchen. It was a gift with a lovely note from the sellers to my buyers!</p>
<p>Too often home sales are a tug of war between sellers trying to maximize their gains (or minimize their losses) and buyers trying to avoid overpaying.</p>

I think the area has a lot going for it being walking distance to both <a href="http://downtownoakpark.net/"><strong>Oak Park&#8217;s downtown</strong></a> and <a href="http://www.visitforestpark.com/"><strong>Forest Park&#8217;s downtown</strong></a>. </p>
<p>While many Chicago suburbs have seen dips in their median sale prices over the past 2 years, median home prices in Forest Park<sup>*</sup> have been flat or rising as the chart below shows.</p>

Consider the northern part of <strong>Forest Park</strong>, just west of Oak Park.</p>
<p>While the median sale price for houses in Oak Park during the past 12 months was $465K<sup>*</sup>, the median sale price was only $292K in Forest Park. Over half of the houses that sold in Forest Park in the past year were priced under $300K.</p>
<p>Downtown Oak Park is also walking distance from the south part of neighborhing suburb <strong>River Forest</strong>, but don&#8217;t expect more house for the money. The median sale price for the past year in River Forest was $914K! House prices start above $350K.</p>
