Closing Date Flexibility Can Strengthen Your Offer

This week I negotiated two offers where the closing date was a major factor in the acceptability of the offers.

In the first, my seller wanted to close a month later than the buyer offered. Often, sellers want to close as soon as possible, but in this case, the seller has a lot of stuff to move and needs the extra time.

In the second, my buyers made an offer on a condo in a situation where there were 2 other competing bids. After receiving our bid, the listing agent called me asking if my buyers could close by April 28th. She explained that the wife was pregnant and they really want to close before she delivers.

In both cases the buyers agreed to the closing date the sellers asked for and negotiations moved forward.
