Condo styles in downtown Chicago range from low rise vintage to high rise new construction. There are brownstones, graystones, and contemporary townhouses. While you won’t find any co-op apartments in the Loop and River North you will find a few vintage to mid-century co-op apartments in the Gold Coast and Streeterville.
Some of the newer condos in downtown Chicago include: 401 N Wabash – Trump Tower in River North, 11 E Walton – The Elysian in the Gold Coast, 520 S State – Library Tower in the Loop and 600 N Lake Shore Drive in Streeterville.

The median sale price of listed condos in downtown Chicago in 2011 was $314,500. 2,458 were sold. 225 condos (9%) sold for $1,000,000 or higher. 24 homes (1%) sold for $3,000,000 or higher. The highest priced sale was $7,200,000.
Median prices for condos in downtown Chicago drifted down in 2011 as shown below. The median sale price in January 2012 was 20.5% lower than in January 2011.
The market isn’t back to a normal (balanced) market, but it is getting closer. As shown below the inventory of listed condos in downtown Chicago for sale dropped by a third in 2011 from 3,111 units in January 2011 to 2,074 in January 2012. Less inventory means less competition for sellers and fewer choices for buyers.
