Today I did a market analysis for a modest 3 bedroom 2 bath ranch home in Glen Ellyn. The suburb isn’t known for inexpensive real estate, but there is a surprising supply of moderately-priced 2 and 3 bedroom houses in Glen Ellyn.
The average price for a 2 bedroom house in Glen Ellyn in the past 12 months was $301K, less than the average of $337K in less affluent Arlington Heights. (The average household income in Glen Ellyn is $143K while it’s $107K in Arlington Heights according to the Chicago Tribune.) The average price for a 3 bedroom house in Glen Ellyn in the past 12 months was also lower than in Arlington Heights ($366K vs. $372K).
2 and 3 bedroom houses were the only part of the residential market less expensive on average in Glen Ellyn than in Arlington Heights. When you look at all houses, the average sale price in Glen Ellyn in the past 12 months was $505K vs. $427K for Arlington Heights according to the Multiple Listing System of Northern Illinois. Bargains can be found at the lower end of the house market!
