Recently a home buyer lost out on a great condo in Lincoln Park, not because he didn’t have the best offer, but because his buyer agent was too obnoxious with the seller who wasn’t represented by a listing agent.
One of the sellers called me for advice on how to handle a multiple offer situation. Two offers came in at the same price, but one of the buyers was represented by a Realtor that had been too aggressive in dealing with the sellers. The sellers didn’t want to deal with the agent and asked me if they were obligated to inform that agent that there was another offer. I explained that they were under no obligation to tell the pushy agent about the other offer. They didn’t and signed a deal with the other Realtor’s buyer.
Unfortunately, the buyer who lost out will never know that it was his buyer agent who lost the deal for him.
When I deal with another agent, I want the other agent to want to make that deal happen with me, so I’m friendly and cooperative. When interacting directly with a seller who isn’t represented by an agent, I show respect. It is their home and insulting it isn’t going to help a deal move forward.
Even in a buyers’ market, it pays to play nice.

That lesson is true in all industries…I always try to be easy to work with. It’s a shame that buyer my eventually earn a commission for that guy.
