I’m working on a market analysis for a four bedroom house in Lincoln Park. My market analyses include checking inventory levels to see how many such homes are currently on the market. I drill down in the data much deeper, but a chart of the last 2 years of monthly inventory levels tells us several things about the market.
Monthly Inventories of Lincoln Park 4 Bedroom Houses for Sale Jan. 2009 - Jan. 2011
As you can see from the chart above, there were 51 Lincoln Park 4 bedroom houses for sale in January, the same number as in January 2009 and the lowest level during the past 2 years. In addition we see that:
- the inventory of Lincoln Park 4 bedroom houses for sale for the past 2 years peaked in June 2010
- the number of such houses for sale was higher in 2010 than 2009 (thus, pushing down prices)
- the inventory levels are seasonal with the number of houses for sale increasing early in the year and dropping off at the end of the year
