A few luxury townhouses are for sale in Lincoln Park’s Tamerlane community. Here’s a review of the townhouses that I’ve previewed or shown (none are my listings) along with photos and details.
Tamerlane is located on North Greenview Avenue which is south of West Diversey and 1 and 1/2 blocks north of Wrightwood Park in Lincoln Park. The buildings currently have a Walk Score of 88 and a Transit Score of 68. The Brown Line Diversey & Sheffield stop is less than a mile away. See its interactive Walk Score Map below.
The subdivision was completed in 1992. It is a Belgravia developed community which houses 64 townhouses. The townhouses are located within different size buildings with each housing a various number of attached units.
Tamerlane is a quiet community within Lincoln Park marked with mature trees and nicely paved streets. Pets are welcome. There is room for guest parking. The monthly assessments range from $150 to $170 and include: exterior maintenance, scavenger, water, and common insurance.
In a townhouse community there are 2 types of ownership…Fee Simple and Condominium. Fee Simple means that the owner has title to the land on which the townhouse is built. Typically the owner is responsible for the exterior maintenance and insurance of the townhouse. The monthly assessment fee for a townhouse community generally includes the maintenance within the common land areas such as its streets, street lights, scavenger service, and landscaping.
Condominium ownership means individual title ownership within the walls of the unit itself. The assessment fee generally covers the maintenance and insurance of the common areas and the exterior of the building. The insurance for a condominium generally means coverage within the walls of the unit and its contents, much like a renters insurance.
Before purchasing a condominium or a fee simple property it is advisable to obtain a copy of the condominium documents to understand the restriction and obligations that apply to the property.
These Tamerlane townhouses are considered extra-wide tri-levels that are spacious with various open floor plans. They have large windows, some with floor to ceiling and some have bay windows. Each has a private entrance, attached garages and patios. A number of the units have small suburban like backyards with trees and shrubs.
This community does not have a lot of turnover. The most recent sale was 2701 N Greenview which sold in April 2013 for $990,000.
