I recently showed 450 E. Waterside 3309, a 3 bedroom 3 1/2 bath condo in the New Eastside neighborhood of the Loop. Priced at $1,659,000 it features 12 ft. ceilings, bamboo hardwood floors, commercial grade kitchen appliances, and 2 balconies. My buyer liked it, but found it too small for her needs.
It’s a tough market for 3 bedroom Loop condo sellers in the $1,000,000 plus price range. As shown below there are far more such Loop resale condos for sale (red) than sold in all of the past year (green).

Hey this is a great post. Gave me a lot of information I needed to know and I knew things I would have never guessed on my own.
I am looking for a 3 bedroom condo in downtown Chicago that is over looking the lake, preferably unobstructed view. You indicate their are great deals available. Your next question is probably what is my price range? However, before answering that, I would like to understand what the starting price is in the range that meets this criteria. Thank you. Jim
