New Home Walkthrough for a William Ryan Home

William Ryan Homes LogoLast week I attended the final walkthrough with one of my buyers for a new house in Orchard Prairie North a new development in the Aurora area. The walkthrough was conducted by a production manager, Tim, for William Ryan Homes. The walkthrough or “pre-closing orientation” as he called it lasted over 2 hours and was quite informative.

Tim covered warrantee issues and monthly and annual maintenance items. He than gave my buyer colored stickers to place on anything in the house that needed touch-ups or repairs. We went room by room through the house as my buyer checked every drawer, window and fixture. In the basement, Tim showed how to turn the water on and off, which pipes are for water vs. gas, and how to change the furnace filter. He explained what the radon reduction system was doing.

We went through the same process on the exterior of the house. Throughout the inspection, Tim shared tips such as keeping landscaping mulch at least 2 inches from the foundation and always running the vent fan when in the shower to control humidity.

At the end we reviewed the list of items needing attention and Tim gave my buyer a touchup kit. I thought Tim did an excellent job of informing my buyer about his new home.
