Sellers, Check Your MLS Listings

On Saturday I showed 8 homes. 4 of them almost didn’t get on my buyers’ list of homes to view because their information in the Multiple Listing Systems (MLSs) wasn’t complete.

One of my buyers’ requirements is a dishwasher. So I made that part of my search criteria. Not finding a lot of condos in the initial search, the buyers asked to me run another search with no requirements other than 2 bedrooms and 2 baths. They picked 4 of those condos to view. When we viewed those condos all of them had a dishwasher, yet it wasn’t mentioned in their MLS sheets. As it turns out, one of those 4 condos was my buyers’ top choice among the 8 condos viewed that day.

I always have my sellers review their MLS sheets in both the MAP and MLSNI systems to make sure the information is correct and complete. Without complete information your home may get fewer showings. Fewer showings produce fewer offers and lower offers.
