Sellers, Don’t Lock Buyers Out of a Final Walkthrough

We scheduled a final walkthrough the night before so that they could verify that inspection issues had been resolved and that the house was in the same condition as when they last saw it.

I arrived a few minutes early and went to get the key out of the lockbox only to find that the sellers had locked the storm door (shown left). Unable to get to the lockbox, I entered the code on the garage door keypad and opened the garage door only to find that the sellers had also locked the door from the garage to the house!

Fortunately, the sellers were able to unlock the storm door later that night and there was enough of a break between my buyers’ closing on the sale of their home in Wheaton and the closing for the purchase of their new home in Bartlett the next day so that we could do the final walkthrough. Otherwise, we would have had to delay the closing for the house in Bartlett.

You could always do a monetary hold back at closing as well if possible. If this is not agreed to, then the closing can be postponed.
We usually do a monetary hold back from the sellers when they still have not finished moving out by the time of the walk through.

The amount is at least $5,000, but I suppose that more damage than that could be done.
