Yesterday I sent the following note to my sellers.

The real estate section of the Chicago Tribune had a good article yesterday [Sunday] on the challenges of selling a home in today’s market. I think there are 2 points you’ll find of interest.

First, the market has shifted from a seller’s market to a buyer’s market. Sellers are competing for buyers. To succeed you need to be price competitive and have your home look its absolute best every time a buyer views it. I know it isn’t fun having to make sure everything looks perfect every time you leave the house, but you’ll see the payoff when your home sells.

Second, home buyers are really buying a lifestyle. They need to see your home as providing an environment for the lifestyle they seek. Think about the life you envisioned when you bought your home. For some of you that was raising a family, for others it was entertaining friends, for others it was quiet time all your own. This brings us back to how your home looks to buyers. They need to be able to visualize the lifestyle they seek when they are in your home. Anything that distracts them from doing that needs to be minimized.
