This weekend I worked on a market analysis for a 3 bedroom house in Skokie, so I thought I would share with you some of the statistics I came across. Please note that the numbers for this quarter (Q2 07) are partial since we’re just over a month into the quarter.
As you can see on the chart, median and average sale prices for 3 bedroom houses in Skokie haven’t moved much from 2 years ago. Median prices are slightly less, while average prices are slightly higher. Prices have declined since the 3rd quarter of last year.
The numbers that are up in 2007 are days on market (DOM), the length of time it takes to sell houses. So far this quarter, DOM is at 114 days. DOM for 2nd quarter 2006 was 49. In the same period in 2005, it was 50.
