This week I received an email from a gentleman wanting to buy a condo “near Boystown”. As with other buyers who have asked me about the Boystown neighborhood and the Lakeview area which encompasses Boystown, he was quite surprised by how little he could buy in his price range. Lakeview and especially Boystown is definitely on the higher end of prices in Chicago. Here’s a sampling of what you get at various list prices in Lakeview:

$150K – a studio with a window air conditioner and no parking
$200K – 1 bedroom, possibly central air
$300K – 1 or 2 bedrooms, possibly a parking space, 800 – 1,200 sf
$400K – 2 bedrooms, 2 baths, central air, a garage space, newer
$500K – 2 or 3 bedrooms, 2 – 2 1/2 baths, 1 or 2 garage spaces, 1,600 – 2,200 sf
$600K – 3 bedrooms, possibly a family room
$700K – 3 or 4 bedrooms, 3 baths, possibly 3000 sf.

Houses start around $500K.

Cool summary Fran. I’m gonna steal it for my area.
