Cooking appliances are gas. All RiverView condos have a balcony or terrace. Units on the south side have views of the lake and Chicago River. Those on the north side have views of Ogden Slip, the lake and Navy Pier. There’s a vacant lot at 400 N Lake Shore Drive which when developed will impact east views for north side units.
In the west tower (415 E North Water St) penthouses are on floors 30, 31 and 32. In the east tower (445 E North Water St) penthouses are on floors 25, 26 and 27. There are several duplex (2 level) condos.
Condos have 1, 2, 3, 4 or 5 bedrooms. One bedrooms have 1,227 to 1,356 square feet. Two bedrooms have 1,270 to 2,880 square feet. Three bedroom condos have 1,956 to 3,200 square feet. Four bedroom condos have 3,300 to 6,200 square feet. Five bedroom condos have 5,246 to 9.279 square feet.
The townhomes range in size from 3,766 square feet to 6,202 square feet. They are configured with 3 or 4 bedrooms. There are 3 interior levels with a private deck on the 4th level. Some have private elevators.
Since RiverView is on the south side of East North Water Street all townhomes have an odd street number (e.g. 401, 443). The townhomes across the street are a separate townhome development named East Water Place. You can tell that they are not part of RiverView by their even street numbers (e.g. 408, 440).
Condo prices range from under $500K to over $3M. Townhomes start above $1.75M.
THE BUILDING
The east tower was first occupied in 2000 and has 98 units. The west tower was first occupied in 2005 and has 148 units. The towers each have a 24 hr. door person. The development has an indoor pool, whirlpool, sauna, bike room, storage, dry cleaners, party room, sun deck and exercise room. Utilities covered in the monthly assessment include: air conditioning, cable TV, basic Internet, gas, and water.
Indoor, heated parking is deeded, so each parking space has it’s own monthly assessment and annual property taxes. Some parking spaces may be available for rent.

RiverView is in downtown Chicago. It’s on the south edge of the Streeterville neighborhood along the north side of the Chicago River just before it connects to Lake Michigan. Most of the townhomes are right on the Chicago Riverwalk.
