400 E Randolph is located between Field Blvd and Harbor Drive just north of Millennium Park. Chicago’s Lakefront is 2 blocks east.

THE BUILDING
400 E Randolph was built in 1963. Back then it was the world’s largest apartment building. The high-rise houses 955 condos in its 40 stories. The building has a domed indoor pool, bike room, sauna, sundeck, exercise room, common laundry, party room, racquetball and basketball court. It also has a dry cleaner, hair salon, restaurant and bar, and a food mart. Parking is leased. Pets are ok.
The T-shaped building provides 3 types of views. Those units on the south side of the building (top of the T) have outstanding views of Lake Michigan, Millennium Park and the city. Those on the north and west side of the building have excellent city views and some have small views of Millennium Park to the south. Those on the east and north side of the building have partial lake views which are interrupted by other high-rises.

THE CONDOS
The condos range from studios to 3 bedrooms. Most of them have balconies. Cooking appliances are electric. Some have a washer and dryer. Many do not. All of the units are getting new doors which was determined to be more cost effective than maintaining the nearly 50 year old doors. The most recent sale at 400 E Randolph was unit 1026, a 1 bedroom which sold in May for $235,000.
The relatively large number of condos for sale at 400 E Randolph should not be interpreted as a problem with the building. The ratio of units for sale to total number of units (955) is much lower than in several other downtown high-rises.
