The first thing to know about downtown Chicago is that there is no agreed upon definition of what geography it covers. At a minimum people agree that The Loop is in downtown Chicago. How far it extends from there is where Chicagoans start to differ. Most would consider the Near North Side’s River North and Streeterville neighborhoods immediately to the north of The Loop to also be part of downtown Chicago. Most would also include the Near North Side’s Gold Coast neighborhood which is north of River North to be part of the downtown although the north end of the Gold Coast certainly looks and feels very different.
Most also consider at least parts the Near West Side’s West Loop neighborhood and the Near South Side’s South Loop neighborhood to be part of downtown Chicago. Many would consider the Near North Side’s Old Town to be part of the downtown. Many would not. Some who live in Chicago’s suburbs have a much broader view of what downtown Chicago means. They may say they are going downtown when in they are going to a Chicago area such as Lake View or Logan Square.

Politically Chicago is organized into 50 wards each represented by it’s alderman in the city council. If you live in downtown Chicago, you’ll most likely be in the 42nd Ward which includes almost all of The Loop, the West Loop east of the expressway, the south part of Streeterville, almost all of River North and a small part of the southeast part of the Gold Coast. The northeast part of the Gold Coast is in the 43rd Ward. The north part of Streeterville and the rest of the Gold Coast is in the 2nd Ward. The South Loop north of Roosevelt Road is in the 4th Ward.
While downtown Chicago is known for its high end shopping, there are plenty of shops for everyday needs. There are numerous groceries stores though they typically aren’t as large as those you’ll find in the suburbs. Some condos even have a grocery store in their building! These include:
- 240 E Illinois with a Whole Foods
- Skybridge with a Whole Foods
- John Hancock Center with a Potash Market
- Harbor Point with a Bockwinkels
- Park Millennium with a Bockwinkels
There are smaller size Targets, Walmarts and Ace Hardware stores. It’s hard to walk a few blocks without running into a CVS Pharmacy or Walgreens.
One of the best features of living downtown is that so much is within walking distance. If you need to go farther, there are numerous transporation options. Downtown is served by multiple bus lines and all of the CTA “L” Lines. There are also multiple train stations to take you to the suburbs or even farther via Amtrak. Every few blocks you’ll find car sharing and hourly car rentals.
For many residents a car isn’t necessary. If you choose to have a car downtown, make sure you know all costs before buying a home. In some buildings like the John Hancock Center renting a parking space is the only option. In most buildings both buying and renting a parking space are available. If you choose to buy a parking space, it will have a monthly assessment and annual property taxes. [continued]
DOWNTOWN CHICAGO REAL ESTATE
The homes in downtown Chicago are overwhelmingly high rise condos. There are well over 300 as you can see below. The rest of the housing stock consists of a few co-op apartments**, condos in low and mid rise buildings (under 7 stories), townhouses, houses and mansions.
If you want a house or mansion, almost all are in the Gold Coast. There are a small number in River North.
If you’re looking for a loft condo, River North, the West Loop and the South Loop are your best bets. Vintage condos and co-op apartments are mostly found in the north part of Streeterville and in the Gold Coast. With a few exceptions downtown co-op apartment buildings are vintage.
Townhouses are scattered through out downtown except for The Loop where you’ll only find them east of Michigan Avenue and north of Millennium Park. In River North some are even found several stories up in high rise buildings!
Views contribute significantly the value of a downtown home. The value of two comparable condos in the same building can differ by tens of thousands and even hundreds of thousands of dollars, if one has a view of Lake Michigan, Millennium & Grant Parks or the Chicago River and the other doesn’t. Views are also why units on high floors command more money than units on lower floors.
