Palmolive Building condos include 1, 2, 3, 4, and 5 bedroom condos. One bedroom condos have 1,146 to 1,248 square feet. Two bedroom condos have 1,29 to 2,832 square feet. Three bedroom condos have 2,832 to 5,500 square feet. Four bedroom condos have at least 4,700 square feet. The tri-level penthouse has 5 bedrooms and 12,000 square feet.
Units have high-speed Internet. Cooking appliances are gas. Finishes are as nice as you’ll find anywhere in Chicago. Only a very few condos have a terrace.
Views on the lower floors are limited. Condos on the higher floors on the north side of the building (above the Drake Hotel) have great lake views.

THE BUILDING
The art deco style high-rise was built in 1929 and named the Palmolive Building, but didn’t have condos until 2006. It was renamed the Playboy Building in 1965 when Playboy Magazine moved offices there. The name reverted back to the Palmolive Building in 2006.
It houses 90+ condos in its 37 stories. There’s an exercise room, spa, sauna, steam room, additional storage and large club room. Security is tight. Guests leaving a unit can only return to the first floor.
Off-street valet parking provides privacy and convenience. Parking spaces in the building are owned and deeded. So each parking space has it’s own monthly assessment and annual property taxes. Some parking spaces may be available for rent.
The Palmolive Building has 24 hour door staff, a dry cleaners and a concierge. Utilities included in the monthly assessment are: air conditioning, cable TV, gas, heat and water.
DK Condo (Draper and Kramer) manages the building. You can reach the property manager at 312-255-0159. The phone number for the front desk is not public. Access to the condo association portal is secure.
THE LOCATION
The Palmolive Building is at the southeast corner of Walton Place and Michigan Avenue. It’s in the Streeterville neighborhood of downtown Chicago and just across the street from the Gold Coast neighborhood. It’s 2 blocks north of the Water Tower Place Shopping Mall on the Magnificent Mile (North Michigan Avenue). Chicago’s Lakefront is 3 blocks east.
There’s a Whole Foods grocery 10 blocks away. A pharmacy is less than 3 blocks away.
Currently its Walk Score is 98, its Transit Score is 90 and its Bike Score is 74. Numerous bus stops are 1/2 a block away on Michigan Avenue. Car sharing services are 2 to 3 blocks away. It’s a 1/3 of a mile from the Red Line at Chicago and State.
