THE CO-OP APARTMENTS
232 E Walton apartments have a cooperative form of ownership. The apartments are mostly 4 bedroom units. They range in size from 3,700 to 3,850 square feet of space.
Cooking appliances in units I’ve seen are gas. There are no private outdoor spaces. Views are fairly limited. Some apartments on the east side of the building have a window from which you can see the lake.
According to Baird & Warner’s “A Portfolio of Fine Apartment Homes” published in 1928, a typical original floor plan had a living room, reception hall, dining room and butler’s pantry. There were also 4 ensuite bedrooms and 2 maid’s rooms with 1 maid’s bathroom behind the kitchen.
Prices start at over $1M. Some apartments have sold for over $1,4M. See the listings below for current list prices.
THE BUILDING
232 E Walton built in 1921 has 11 floors with 20 units. It was designed by architects Fugard & Knapp who also designed 219 E Lake Shore Drive and 229 E Lake Shore Drive one block north. 232 E Walton is on the National Register of Historic Places.
The building is staffed 24 hours with a door person. Until recently the door person operated the elevator, but now the building now has new freight and passenger elevators. Behind the building is a common patio with grills and a play area.
There’s no on-site parking, but rental parking is available nearby. Pets are allowed. Utilities included in the monthly assessments include: cable TV, heat and water. Since this is a co-op, property taxes are included in the monthly assessments.
Buyers may finance up to 80% of their purchase. As with most other co-ops in Chicago rentals are not allowed. For more information on how buying a co-op differs from buying a condo see my article Chicago co-op apartments vs. condos.
