999 N Lake Shore Drive is located at the corner where North Lake Shore Drive curves to the west and becomes East Lake Shore Drive for 1 block. On the other side of Michigan Avenue East Lake Shore Drive is called Oak Street. 999 N Lake Shore Drive is considered to be in both the Gold Coast and Streeterville neighborhoods.

THE BUILDING
999 N Lake Shore Drive was built in 1912. It was designed by one of Chicago’s most noted architects, Benjamin Marshall. The beaux-arts vintage high-rise houses 27 co-op apartments in its 10 stories. Individual apartments don’t have terraces, but the building has a landscaped roof deck with wonderful lake views. The 10th floor which previously provided maids quarters now provides storage rooms for the apartments. Some have been finished and are used as playrooms or for other purposes. There is short term parking behind the building. Parking can leased at nearby buildings. Pets are ok.
Evidence of the building’s quality construction is the minimal amount of noise that can be heard from Lake Shore Drive. In apartments on the 3rd floor I’ve heard much less noise than in units on higher floors in buildings along Lake Shore Drive built in the 1950′s and 1960′s.
Potential owners must be interviewed and submit a credit report and letters of reference. The minimum down payment for 999 N Lake Shore Drive is 50%. When I’ve asked listing agents about the co-op’s finances I’ve been told that it has at least $1M in reserves. Since this is a co-op, monthly assessments include property taxes.
THE CO-OP APARTMENTS
The A apartments are on the west end of the north side of the building. The B apartments are located where the building curves. The C apartments are on the south end of the east side of the building. Cooking appliances are gas. Most have in-unit laundry. The most recent sale at 999 N Lake Shore Drive was unit 2A, a 3 bedroom that sold in October for $1,450,000.
