The median sales price of Edgewater condos in the 60660 zip code rose 1% in the last year compared to the previous year. The median price for Edgewater’s 60640 zip code to the south which includes Andersonville fell 9.4% for the same period.
As shown by the dashed line, the median condo sales price for 60660 was $200,000 up from $198,000. The number of condos sold in various price ranges didn’t drop significantly except above $450,000.

Nice to read that prices are holding steady in my neighborhood, but one has to wonder why? It looks that there were more sales in the last year than in the prior year. The rise in the $200,000 to $250,000 range is most curious to me. Any thoughts on why?
Good questions, Susan! You are correct that sales were higher this last year. A big part of the increase was due to condo sales at the Clarovista at 1134 W. Granville. A lot of their condos sold in the $200K to $250K range. This new development is about done with sales which will mean less competition for 60660 condo sellers.
In addition, the inventory of condos for sale in 60660 is down from the prior year and less supply helps prices.
