The number of listed Chicago homes for sale for $1M or higher in the 2nd quarter was down 20.3% from 2nd quarter 2012. There were 1,014 Chicago luxury homes for sale compared with 1,273 a year earlier. The percent of distressed sales (short sales and foreclosures) dropped from 2.4% of the inventory to 1.4%.
The inventory of listed Chicago condos for sale continues to fall. There were 12,399 condos for sale in Chicago in the second quarter down 17.8% from second quarter 2012 when there were 15,081 condos for sale.
The number of listed houses for sale in Chicago IL in the 2nd quarter was down 14.4% from 2nd quarter 2012. There were 9,163 houses for sale in Chicago compared with 10,699 a year earlier. Distressed sales (short sales and foreclosures) dropped from 40% to 32% of the inventory for sale.
The number of listed Chicago Loop condos for sale in the 2nd quarter was down 8.2% from 2nd quarter 2012. There were 691 Chicago Loop condos for sale compared with 753 a year earlier. The percent of distressed sales (short sales and foreclosures) dropped from 23% of the inventory to 13%.
The inventory of listed downtown Chicago homes for sale continued to drop in the 2nd quarter. There were 14.8% less such homes for sale compared to 2nd quarter 2012. There were 2,720 downtown Chicago homes for sale vs. 3,191 a year earlier.
