In Chicago penthouse can refer to a top floor unit in a 3-flat, a top floor co-op apartment in a mid rise building or a condo on one of the top floors of a luxury high rise. Since downtown Chicago has mostly high rise buildings the penthouses for sale listed below may or may not be on the top floor. Since they are all priced at $500,000 or higher many of them are luxury penthouses.

Which floors of a high rise are penthouse floors varies by building. In the Legacy at Millennium Park they are floors 69 to 72. At 630 N State it’s only the top floor.

Chicago penthouses often have higher ceilings than the other apartments in the building. In an older building higher ceilings might be 10 ft. In a newer building they could be 13 ft. or more.

Often they have nicer finishes or special features. At 1440 N Lake Shore Drive one penthouse is the only unit in the building with it’s own heating and cooling controls. At Metropolitan Tower the penthouse floors have their own elevator.

Penthouses are often larger than the other units in a building. In some buildings they are half floor or full floor apartments. The top penthouse at Trump Tower Chicago has over 14,000 square feet making it larger than most mansions in Chicago!

Being higher up than other apartments gives downtown Chicago penthouses better lake and/or city views. Luxury penthouses combine better views with exceptional finishes and amenities.

Finding Chicago penthouses for sale can be a challenge. Some agents for sellers don’t indicate that a condo or co-op apartment is a penthouse when specifying the type of unit in Chicago’s multiple listing system. Many just mention that the home is a penthouse in the description.
