Here are tips on buying and selling furnished condos in Chicago. Finding furnished condos for sale is not easy. Selling takes some planning.
BUYING A FURNISHED CONDO IN CHICAGO
The overwhelming majority of furnished condos for sale are in the downtown area or in the northeast part of the city along the lake. Many were used a second homes and the sellers have no need for a second set of furniture.

Some sellers are including the furnishings in the sale price. Others make it optional and indicate that furnishings are available for an additional amount. If you finance your purchase, your mortgage company will probably want all furnishings listed on a bill of sale separate from the sales contract. Mortgage underwriters don’t like to see personal property included in a sales contract.
Unless you have a lot of free time you’re probably going to need some help finding furnished condos for sale. Searching listing descriptions is the only way I know of to identify furnished condos. There’s no one place in Chicago’s multiple listing system (MLS) to indicate that a condo being sold is available furnished like there is to indicate that a rental is available furnished.
So unless you’re willing to spend numerous hours reading condo listing descriptions, I recommend you have a buyer agent do the searching for you.

SELLING A FURNISHED CONDO IN CHICAGO
If you want to sell your condo furnished, remove as many items as possible that you aren’t including before the home is photographed. Buyers won’t expect furnishings that they never see.
Before your home is listed for sale and a price is set you should create a list all furnishings to be included. You’ll need it once a contract is signed, but it’s better to have it before you even go on market.
