The inventory of listed Chicago apartments for sale continues to drop. There were 12,482 apartments for sale in Chicago in the second quarter down 17.2% from second quarter 2012 when there were 15,083 apartments for sale.
15 listed ultra-luxury Chicago homes were sold in the 2nd quarter up 50% from 2nd quarter 2012. It was the highest number of homes sold for $3,000,000 or higher in the second quarter since 2010. That quarter there were 20 such homes sold.
The inventory of listed Chicago 2 bedroom condos for sale continues to drop. There were 5,948 2 bedroom condos for sale in Chicago in the second quarter down 17% from second quarter 2012 when there were 7,162 2 bedroom condos for sale.
The inventory of Chicago mansions for sale in the second quarter dropped 13.5% from second quarter 2012. There were 45 houses with a minimum of 8,000 SF for sale compared with 52 a year ago. The percent of distressed sales (short sales and foreclosures) dropped from 14% of the inventory to 2%.
The inventory of listed downtown Chicago apartments for sale continues to fall. There were 2,659 apartments for sale in downtown Chicago in the second quarter down 14.9% from second quarter 2012 when there were 3,123 apartments for sale. The percent of distressed sales (short sales and foreclosures) dropped from 10.9% of the inventory to 6.9%.
