While reviewing 2012 downtown Chicago condo sales statistics I ranked the median sale price for the more expensive buildings. Only condo buildings that had at least 2 sales recorded in Chicago’s multiple listing service (MRED) that closed in 2012 were included in the rankings. Only listed sales were used in determining median sale price for a building.
Like last year, to make the top 10 in the rankings a condo building needed a median sale price of over $1.5M. All of the buildings are either in the Gold Coast or Streeterville.
The most expensive downtown Chicago condo building in 2012 was 11 E Walton (The Elysian) with a median sale price of $3.6M. It sits atop the Waldorf Astoria Hotel in the Gold Coast. It had the second highest median sale price in 2011.
2011’s most expensive downtown Chicago condo building, 840 N Lake Shore Drive, fell to 5th most expensive in 2012. Only 5 of the buildings that made the top 10 list for 2011 made the list for 2012.
Two of the buildings that made the list are actually co-op apartment buildings, not condos. 199 E Lake Shore Drive and 232 E Walton made the list. There were no co-op apartment buildings on the list last year.
