
While reviewing 2013 Chicago condo sales statistics I ranked the median sale price for the most expensive buildings. Only condo buildings that had at least 2 sales recorded in Chicago’s multiple listing service (MRED) that closed in 2013 were included in the rankings. Only listed sales were used in determining median sale price for a building.
Last year to make the top 10 in the rankings a building needed a median sale price of over $1.5M. This year it had to be over $1.7M. All of the buildings that made the list are in downtown Chicago’s Near North Side area. Most of the buildings are in the Gold Coast neighborhood, but one each was in Streeterville and River North.
The most expensive Chicago condo building for the second year in a row was 11 E Walton (formerly called The Elysian, now the Waldorf Astoria) with a median sale price of $3.875M. Last year it was Chicago’s most expensive condo building with a median sale price of $3.6M. It sits atop the Waldorf Astoria Hotel in the Gold Coast. It had the second highest median sale price in 2011.
Downtown Chicago Condos For Sale
2011’s most expensive Chicago condo building, 840 N Lake Shore Drive, was the second most expensive building in 2013 after falling to 5th most expensive in 2012. Only 3 of the buildings that made the top 10 list for 2012 made the list for 2013.
One of the buildings that made the list is actually a co-op apartment building, 1500 E Lake Shore Drive. There were 2 co-op apartment buildings on the list last year.
